Power Flush Cost in London
From £380. The rest depends on your system.
A power flush in London starts from £380. What it costs beyond that comes down to your radiator count, how much sludge has built up, the pipework you have and how easy the system is to reach. Rather than guess at a number that changes once we see the system, we look first and give you a clear quote for the agreed work.
Power flushing in London starts from £380 for a smaller system. Beyond that, the price is set by four things: how many radiators are on the system, how badly contaminated it is, what pipework it runs on, and how easy it is to get to. Those vary enormously between a two-bed flat and a four-storey terrace, which is why a single fixed price would be misleading.
Tell us about your heating and we will come back with a clear quote for the agreed work. It is free, there is no obligation, and if a smaller fix would solve your problem we will say so rather than sell you a flush.

Why we quote properly instead of publishing a price list
It would be easy to put a table of prices on this page. Plenty of companies do. The problem is that a heating system is not a product with a shelf price, and a number chosen before anyone has looked at your system is a guess dressed up as a quote.
Two homes with the same number of radiators can be completely different jobs. One has been cleaned and dosed with inhibitor within the last few years and flushes through in half a day. The other has twenty years of magnetite in it, microbore pipework that clogs at every bend, and a cylinder in an airing cupboard that has to be worked around. Quote both the same and one of those customers is being overcharged and the other is about to be told the price has gone up on the day.
We would rather ask a few questions first, tell you what we think it will take, and stand behind that figure. If your system turns out to need less than we expected, you pay less. If it needs more, you hear about it before we do anything, not after.
What “from £380” actually meansIt is a genuine starting price for a smaller, reasonably maintained system, not a teaser. Most jobs land above it because most London systems have more radiators than that. We tell you your figure before you commit to anything.
What is included, and what is quoted separately
Included in your quote
- Diagnosis of the system before any work starts.
- The clean itself, using the right chemical cleaner.
- Flushing the dirty water out of the system.
- Refilling with clean water.
- A corrosion inhibitor to protect it afterwards.
- Floor and work-area protection throughout.
Quoted separately, agreed first
- A magnetic filter installation.
- A repeat clean on a badly contaminated system.
- Repairs and any failed parts.
- Leak repairs found during the work.
- Radiator balancing, if needed as a separate job.
How radiator count affects the price
Radiator count is the clearest driver because each one is flushed individually. A small flat with five radiators is a shorter job than a four-bedroom house with twelve, simply because there is less to work through, less water to move and less chemical needed.
Towel rails count too, and so does underfloor heating, which behaves differently again. If you are counting up before you enquire, include everything connected to the central heating, not just the radiators in the main rooms.
Once you have that number, tell us the main symptom you are seeing, such as radiators cold at the bottom or black radiator water when you bleed them. Those two details alone let us give you a realistic figure.
What we need to give you an accurate figure
You do not need to know all of this. The more you can tell us, the tighter the quote.
About your heating
- Number of radiators and towel rails.
- Boiler type, if you know it.
- Whether you have a cylinder or loft tanks.
- Whether the water is black when you bleed a radiator.
- Whether a magnetic filter is already fitted.
About the property
- Your postcode.
- Flat, terrace, semi or detached.
- Whether you own it, rent it or manage it.
- Any parking or lift access to plan around.
Sometimes a flush is not the most cost-effective fix
A power flush is not always the answer, and it is not always the cheapest way to solve a heating problem. If a single radiator is cold at the top, bleeding it may cost nothing at all. If the heat is simply uneven across the house, radiator balancing may be all that is needed. If the system is basically clean, a magnetic filter and a dose of inhibitor may protect it perfectly well.
We diagnose first and tell you honestly when a smaller job, or no flush at all, would solve the problem. It costs us work in the short term and earns the recommendation in the long term.

Why very cheap power flush prices can be misleading
A very cheap quote may not include enough time on site, the correct cleaning chemicals, inhibitor afterwards, or checks across the whole system. Before choosing on price alone, it is worth asking how many radiators are included, whether inhibitor is part of the price, what happens if the system turns out to be badly contaminated, and whether the engineer will tell you if a power flush is not actually needed.
Cheap headline prices tend to move once someone is standing in your hallway. We would rather ask the questions up front and give you a figure that holds. If you want to check whether a flush is needed before comparing quotes at all, that is usually the most cost-effective place to start.
